Below-grade waterproofing protects foundation walls, basements, elevator pits, tunnels and plaza decks from groundwater and hydrostatic pressure using membranes, coatings, crystalline treatments and drainage systems. Statesville Roofing's restoration division designs and installs below-grade waterproofing repairs for commercial buildings across North Carolina.
Water below grade is relentless. It finds cold joints, tie holes, pipe penetrations and cracks, and hydrostatic pressure pushes it through. The result is wet basements, flooded elevator pits, corroding rebar and mold.
The right solution depends on access. Where excavation is possible, we install positive-side membranes and drainage. Where it is not, negative-side crystalline and cementitious systems, injection and interior drainage solve the problem from inside.
Signs of below-grade water intrusion
- Standing water or dampness in basements, mechanical rooms or elevator pits
- Efflorescence or staining on foundation walls
- Active leaks at cold joints, tie holes or pipe penetrations
- Cracked or heaving slabs
- Mold odor in lower levels
- Water intrusion at plaza decks or planters over occupied space
Waterproofing services
- Positive-side sheet and fluid-applied membranes with drainage board
- Negative-side crystalline and cementitious waterproofing
- Crack and joint injection with urethane and epoxy
- Elevator pit and sump waterproofing
- Plaza deck and planter waterproofing repairs
- Drainage correction: footing drains, sumps and grading
Below-Grade WaterproofingWhat you get with Statesville Roofing
Dry lower levels
Mechanical rooms, storage and elevator pits stay dry and usable.
Structure protected
Stopping water stops rebar corrosion and concrete deterioration.
Solutions that fit access
Interior systems avoid excavation where landscaping or paving makes it impractical.
Mold and liability reduced
Dry spaces mean healthier air and fewer tenant complaints.
Our four-step process
The same process behind more than 98,000 service projects since 1989. No surprises, no pressure, everything in writing.
Consultation
Tell us what you are seeing and when you need it handled. A project manager, not a call center, calls you back.
Inspection
We inspect interior and exterior conditions, identify water sources and paths, and evaluate access for positive- versus negative-side solutions.
Proposal
The proposal specifies the system, drainage improvements, injection scope and warranty with pricing and any excavation requirements.
Work & Quality Check
Waterproofing is installed to manufacturer detail, drainage connected, and the area monitored through the next significant rain.
Below-Grade Waterproofing questions, answered
Can you waterproof a foundation from the inside?
Yes. Negative-side crystalline coatings, cementitious systems and crack injection stop water from the interior when excavation is not practical.
Why does my elevator pit fill with water?
Pits are the lowest point in the building and collect groundwater through cracks, cold joints and sump failures. Waterproofing the pit and correcting drainage solves it.
How long does below-grade waterproofing last?
Positive-side membranes are designed for the life of the structure. Interior systems and injections commonly carry 5- to 10-year warranties and can be renewed.
