Commercial roof replacement is the removal or recovery of a failed roof system and installation of a new membrane, insulation and flashings under a manufacturer warranty. Statesville Roofing has installed more than 32 million square feet of warranted commercial roofing since 1989 and holds Firestone Master Contractor recognition.
We say this on our homepage and mean it: replacing a commercial roof is not always the best or most affordable option. When it is the right call, you want a contractor that has done it at scale, carries the manufacturer's highest credentials, and will still be here when the 20-year warranty comes due.
We have been here since 1938. Our crews install TPO, EPDM, PVC, modified bitumen, built-up and metal systems from Elevate (Firestone), Carlisle and other major manufacturers, with full-system warranties available up to 30 years.
When replacement makes more sense than repair
- Moisture survey shows more than 25 percent of insulation is wet
- Membrane is brittle, shrinking or past its rated life
- Repairs are recurring every season and adding up
- Roof has already been recovered once (code limits to two roofs)
- Planned building sale, refinance or long-term lease needs a warranted roof
- Energy costs are high and the roof is dark and uninsulated
Roof replacement services
- Tear-off and disposal, or recover over existing where code allows
- Insulation upgrades to meet current NC energy code
- TPO, PVC, EPDM, modified bitumen and built-up systems
- Standing-seam and architectural metal roofing
- ES-1 certified shop-fabricated edge metal and coping
- Manufacturer full-system warranties up to 30 years

Master Contractor credentials
Firestone Master Contractor status is earned on installation quality and warranty performance. It is why manufacturers stand behind our roofs.
Operations stay open
We phase work by roof section and schedule around tenants, production and security requirements.
Honest scoping
If part of your roof can be saved with coating or repair, the proposal will say so.
Long-term partner
The company that installs your roof will be the one maintaining it 20 years later.
Our four-step process
The same process behind more than 98,000 service projects since 1989. No surprises, no pressure, everything in writing.
Consultation
Tell us what you are seeing and when you need it handled. A project manager, not a call center, calls you back.
Inspection
We perform a moisture survey, core cuts and deck assessment so the proposal is based on what is actually under the membrane.
Proposal
You receive system options with warranty terms, energy performance, phasing plan and firm pricing. We walk you through the trade-offs.
Work & Quality Check
Installation is phased to keep your building watertight nightly, inspected by the manufacturer for warranty issuance, and closed out with as-built documentation.
Roof Replacement questions, answered
How long does a commercial roof replacement take?
A 20,000 to 50,000 square foot single-ply roof typically takes two to five weeks depending on tear-off, insulation and rooftop equipment. Larger or phased projects are scheduled section by section so the building stays dry every night.
Which roofing system is best for my building?
It depends on the building use, roof slope, rooftop traffic, chemical exposure and budget. TPO and PVC are common for reflective, energy-efficient roofs; EPDM for durability; metal for slope and longevity. We show the options side by side.
Do I have to tear off the old roof?
Not always. North Carolina building code allows a recover over one existing roof if the insulation is dry and the deck is sound. Our moisture survey determines that.
What warranty comes with a new commercial roof?
Manufacturer full-system warranties of 15, 20, 25 or 30 years are available depending on the system, plus our own workmanship warranty.
