A roof coating system is a fluid-applied silicone, acrylic or urethane membrane installed over an existing sound roof to restore watertightness, add reflectivity and extend service life by 10 to 20 years. Statesville Roofing has applied WeatherReady™ coating systems on North Carolina commercial roofs for decades.
If the insulation under your roof is dry and the membrane is aging but intact, tearing it off is wasteful. A properly prepared and applied coating system restores the roof surface, seals seams and penetrations, and carries a manufacturer warranty.
Coatings are not paint. Success depends on surface preparation, moisture verification, correct primer and mil thickness. That is where 85-plus years of roofing experience matters.
Is your roof a candidate for a coating system?
- Membrane is aging or chalking but not widely saturated underneath
- Metal roof with surface rust and fastener leaks but sound panels
- Dark roof driving high summer cooling costs
- Capital budget will not support full replacement this cycle
- Roof has already been recovered once and cannot be recovered again
- Owner wants a warranted roof without shutting down operations
Coating systems we install
- Silicone coatings for ponding-water resistance and UV stability
- Acrylic coatings for reflectivity and cost efficiency on sloped roofs
- Urethane and hybrid systems for high-traffic or chemical exposure
- Metal roof restoration: rust treatment, seam tapes and coating
- Infrared moisture survey and wet insulation replacement before coating
- Manufacturer warranties of 10, 15 or 20 years
Roof Coating SystemsWhat you get with Statesville Roofing
Lower cost than replacement
Coating a sound roof typically costs a fraction of tear-off and replacement.
Cooler building
Highly reflective white coatings reduce roof surface temperature and cooling load.
No tear-off, no landfill
Your existing roof stays in place. No debris, dust or disposal fees.
Renewable
At the end of the warranty term, the roof can be cleaned and recoated instead of replaced.
Our four-step process
The same process behind more than 98,000 service projects since 1989. No surprises, no pressure, everything in writing.
Consultation
Tell us what you are seeing and when you need it handled. A project manager, not a call center, calls you back.
Inspection
We verify the roof is a candidate: infrared or core-cut moisture survey, adhesion testing and seam and flashing inspection.
Proposal
Your proposal specifies the coating chemistry, mil thickness, prep scope, wet-insulation replacement and warranty term with pricing.
Work & Quality Check
Wet areas are replaced, seams and penetrations reinforced, primer and coating applied to specification and verified with mil-thickness readings before warranty issuance.
Roof Coating Systems questions, answered
How long does a commercial roof coating last?
Manufacturer-warranted coating systems are typically rated for 10, 15 or 20 years depending on chemistry and thickness. Roofs can then be recoated for another term.
Can you coat a roof with wet insulation?
No. Coating over wet insulation traps moisture and fails. We perform an infrared or core survey first and replace saturated areas before coating.
Silicone or acrylic: which is better?
Silicone handles ponding water and UV better and is our usual choice for flat roofs. Acrylic is cost-effective on sloped roofs that drain well. Urethane excels where traffic or chemicals are a factor.
Are roof coatings warranted?
Yes. When installed by a licensed applicator to specification, coating systems carry manufacturer material-and-labor warranties, plus our workmanship warranty.
Request a Roof Coating Systems inspection
Two quick steps. A project manager calls you back, typically within one business day, to schedule a site visit.

Are you ready to be WeatherReady™?
You deal with enough surprises. Your roof does not have to be one of them.
